Disclaimer
The limits of the technical information published here, and the parts of a garage door that should not be approached without equipment.
General information, not an inspection
The symptom descriptions, fault explanations and price ranges on this site describe how garage doors behave in general. They are not an assessment of your door. Door weight, spring specification, rail condition, opener model and the state of the framing all vary, and only an attended inspection establishes what a specific door requires.
Stored energy
Torsion and extension springs hold substantial stored energy at all times, including when a door appears slack. Lift cables hold tension whenever the door is above the floor. Adjusting, winding, unwinding or removing a spring, a cable, a drum or a bottom bracket without the correct winding bars and clamps carries a genuine risk of serious injury. Nothing on this site should be read as encouragement to attempt that work.
Scope of the do-it-yourself guidance
Where this site describes a task as reasonable to undertake without a technician, that is limited to the task as written: cleaning a photo-eye lens, adjusting a sensor bracket, fitting a bottom gasket, replacing a roller with the door closed and secured, lubricating hinges and spring coils, and running the balance and obstruction tests. Anything beyond those falls outside the guidance.
Price ranges
Figures are stated for Wyandotte, Johnson and Leavenworth counties in 2026 and reflect typical parts and labour for residential doors. Material prices move. A figure quoted here is not an offer and does not bind any contractor.
Regulatory statements
Statements about licensing and permits reflect the position established with the Unified Government of Wyandotte County and Johnson County Contractor Licensing at the time of writing. Municipal requirements change. Where a job affects the opening, the header or the framing, confirm the current position with the issuing office before work begins: Unified Government Planning on 913-573-8620, or Overland Park Permit Services on 913-895-6220.
