Choosing in about thirty seconds
Is there a bedroom or living space directly above or beside the garage? Belt drive, minimum. A chain drive under a bedroom is audible through the floor, and people who have lived with one rarely choose it twice. This describes most two-storey houses in Overland Park, Olathe and Lenexa.
Is the ceiling needed for storage, a car lift, or is headroom tight? Wall-mount. It mounts beside the torsion shaft and frees the ceiling entirely. It needs a door running on torsion springs, so it is not available on older extension-spring setups without converting first.
Detached garage, nothing above it, budget matters? Chain drive, and keep the difference. It is noisier, not worse — it will haul a heavy door for years.
Battery backup: why it is on this list at all
Because of what winter does here. The ice storm of January 2002 left 350,000 metro customers without power, and smaller outages arrive most years. Without a backup, an opener in a power cut is dead weight on a door you then have to release and lift by hand — awkward with a healthy door, impossible with a tired spring, and genuinely unpleasant at six in the morning with the car on the wrong side of it.
The premium over the same opener without one is around eighty to a hundred and ten dollars. For a household where the garage is the main way in and out, that is the best money on this page.
What else is worth paying for, and what is not
Worth it: soft start and stop, which reduces the thump and is kinder to the door. Integrated LED lighting, on any unit replacing something from the era of a single dim bulb. Wi-Fi, if you are the kind of person who wonders from the car park whether you left the door open — and most people turn out to be.
Less so: very high horsepower ratings on a standard residential door. Beyond what the door's weight actually requires, you are paying for a number rather than for performance. A correctly sprung door needs surprisingly little from its motor; the balance does the work.
The thing that kills openers early
An out-of-balance door. If the springs are under-rated or worn, the opener spends its life doing work the springs were meant to do, and a unit that should have lasted fifteen years dies in six. If your last opener failed young, have the springs checked before assuming the opener was poor — otherwise the new one goes the same way.
Common questions
How long should a new opener last?
Ten to fifteen years on a well-balanced door. The balance is the key variable: an opener fighting an under-sprung door does far more work than it was designed for and wears out years early. A correctly sprung door asks very little of its motor.
Is battery backup really necessary?
Not necessary, but on an attached garage that is the household's main door it is the most useful eighty to a hundred and ten dollars on the list. The metro loses power most winters and the 2002 ice storm left 350,000 customers out. Without a backup you are releasing the door and lifting it by hand.
Can I keep my old rail?
Generally no, and it is unwise even where it physically fits. Rails are matched to their motor units, and the trolley, chain or belt is a wear part the same age as the opener that just failed. A new unit comes with its own rail and that is how the warranty stays intact.
Do I need an electrician?
Only if there is no earthed outlet in the ceiling. An opener should be plugged into a proper outlet rather than run off an extension lead, and if your garage has never had one up there, that is an electrician's job before ours. Kansas does license electrical work, unlike garage doors.
Will a quieter opener fix a noisy door?
Partly. A belt or wall-mount removes the opener noise, but if the rumble is coming from steel rollers and dry hinges you will simply hear the door more clearly. Fitting nylon rollers at the same visit is inexpensive and usually makes the bigger difference.
