What is actually in an installed garage door price

Two quotes for the same door can differ by eight hundred dollars, and the gap is almost never the door. It is what each quote includes — and what one of them is planning to find on fitting day.

What a proper installed price includes

  • The door itself, in the size, style, colour and insulation you chose.
  • New springs sized to the new door's weight. This is the one most often missing, and it matters — an insulated door is heavier than what it replaces, and reusing the old springs leaves it out of balance from day one.
  • New rail, rollers, hinges, cables, drums and brackets. Mixing a new door with twenty-year-old hardware makes no sense and does not last.
  • Nylon rollers rather than steel. Barely dearer, dramatically quieter.
  • Removal and disposal of the old door, rail, springs and hardware.
  • Bottom seal matched to your actual slab, and jamb weatherstripping.
  • Reconnecting the opener and resetting its travel and force for the new weight.

What is quoted separately, and reasonably so

Jamb repair. On garages from the 1960s and earlier — which is a lot of Kansas City and Prairie Village — the timber the track brackets bolt into has had a long life. Rotten jambs cannot hold brackets reliably, and a new door hung on soft wood comes off the rail within a year. A good quote inspects and prices this up front. A cheap quote discovers it on fitting day, when you have no alternative but to agree.

Low-headroom conversion. A standard rail wants twelve to fifteen inches above the opening. Plenty of older garages do not have it, and the answer is a conversion rail or a wall-mount opener. Again: known in advance, it is a line item; discovered on the day, it is a problem.

A new opener. If yours is healthy and rated for the heavier door, keep it. If it is already ten years old and was marginal, fitting a heavy insulated door to it just moves the failure eighteen months down the road.

Comparing two quotes properly

Put them side by side and check four things: does each include new springs sized to the new door; does each include complete new hardware or is it reusing rail and rollers; does each include removal and disposal; and has either of them looked at the jambs. A quote that is eight hundred dollars cheaper and silent on all four is not cheaper, it is incomplete.

Timing

One to three weeks from order to fitting, driven by colour and style rather than size — stock white in a common profile is quick, a custom colour or carriage overlay is not. The fitting itself is four to six hours. If you have an association to satisfy, get the approval letter before ordering, because custom colours are not returnable.

Common questions

Why is one quote so much cheaper?

Check what it leaves out. The usual omissions are new springs sized to the new door, complete new hardware rather than reused rail and rollers, disposal of the old door, and any assessment of the jambs. A quote silent on those is not a lower price for the same thing, it is a lower price for less.

Do I need a permit?

Not for a like-for-like replacement in the existing opening — neither the Unified Government in Kansas City nor the Johnson County cities publishes a requirement for it. Altering the opening, moving the header or changing framing is building work and does need one.

How long does fitting take?

Four to six hours for a standard single or double. Jamb repairs, two doors, or anything touching the opening add to it. The wait is in supply rather than labour — usually one to three weeks for the door itself.

Can I supply my own door?

We would rather supply it so that door, springs and fitting all sit with one responsible party. If you have already bought one we will generally fit it, but we cannot warrant the product, and if it arrives the wrong size or short of hardware the visit is still chargeable.

What if you find rotten wood on the day?

On an older garage we look at the jambs before quoting, precisely so that does not happen. If something genuinely unexpected turns up behind the old door, the work stops and you get a revised figure to approve — you are never told about a change after it has been made.

Loud bang in the garage and the door won't lift?

That is a broken spring, and it is the most common call we take on the Kansas side. Tell us what you heard and where you are. The price is agreed in the driveway, before anyone picks up a winding bar.
